Residential Purchase

Residential Remortgages
We can arrange a remortgage for your current home. We can simply find you a better rate or we can raise funds for you to improve your property or for any other legal purpose.
If you are currently on an interest only mortgage, we can find a competitive deal for you to switch to or find a deal to move you onto a repayment mortgage.

Second Charge Mortgages
If you are having difficulty borrowing extra funds secured against your property or you have a great fixed rate that you don't want to lose but need extra funding, we can arrange a second charge mortgage for you, with the lowest rates on the market. These funds could be for home improvements, to use as a deposit to buy another property or for any other legal purpose.

Help to Buy

                             Help to Buy: Equity Loan scheme (2021-2023)

You can apply for the new scheme from 16 December 2020

First-time homebuyers who are eligible for an equity loan can borrow up to 20% (40% in London) of the purchase price of a new build home. Check with your homebuilder that they are registered for the scheme before you apply.

How much you can spend on your home will depend on which region it is in.

You pay a deposit of 5% of the purchase price of your new home at exchange of contracts and arrange a repayment mortgage of at least 25% of the purchase price of your new home.

You won’t be charged interest on the equity loan for the first 5 years. Interest fees start at 1.75% and rise each year in April by the Consumer Prices Index (CPI) plus 2%. You pay a monthly management fee of £1 for the life of the equity loan.

An equity loan is secured against your property in the same way as a repayment mortgage. You must repay the equity loan when you sell the home, pay off your repayment mortgage or reach the end of your equity loan term. But, you can repay all or part of the equity loan any time before then

Shared Ownership
We can assist you to purchase or remortgage your shared ownership property. With Shared Ownership you buy part of the property & rent the rest of the property. If you already have a Shared Ownership property, we can help you to buy a larger share of the property or buy all of the property.

Armed Forces Help to Buy

What is the scheme?

Regular armed forces personnel can benefit from a £200-million scheme to help them get on the property ladder. The Forces Help to Buy scheme enables servicemen and servicewomen to borrow up to 50% of their salary, interest free, to buy their first home or move to another property on assignment or as their families needs change.


Who can use the scheme?

All regular personnel who have completed the pre-requisite length of service have more than 6 months left to serve at the time they apply meet the right medical categories.


This scheme allows service personnel to borrow up to 50% of their annual salary, to a maximum of £25,000. This can be used towards a deposit and other costs such as solicitor’s and estate agent’s fees.


How to get it?

Servicemen and servicewomen can apply for the loan online through the Joint Personnel Administration system and can seek advice on their application through their Chain of Command and personnel agency.


Right to Buy
Once you have lived in a local authority home for as little as two years, you may have the 'Right to Buy' it & also be granted a discount off of the purchase price.
We can assist you to get a 'Right to Buy' mortgage.

Self Build
We can arrange funding for you to build your very own 'Grand Design'.
Most of the funding for the land & the building costs can be borrowed. Sometimes the funds can be released 'in advance', to help with cash flow.

Equity Release

Stamp Duty
When you purchase a property, you may be liable to pay 'Stamp Duty'. You need to remember this when you think about purchasing. We can help you to get advice on how much you'll need to pay.
If you are purchasing a second or subsequent property, you'll normally have to pay a higher rate of 'Stamp Duty'.
